CHOOSING A FORMAT
We offer foreclosure lis pendens and
auction sale data for the five boroughs of New York City (Staten Island, Brooklyn, Bronx, Queens, Manhattan), plus Westchester, Rockland, Nassau, Suffolk, and Putnam in four different formats: Excel, Text, Wordperfect and .pdf. All subscribers also have unlimited access to search our database which is updated daily.
For those investors who wish to go to the auction sale to bid on the property, we advise the use of our .pdf format. For $199.00, you get a 1 month subscription, or $960.00 for the year. These files are updated weekly, and you are able to print out all the auction sales for the coming month. Each auction sale record contains the property descriptive information for the 5 boroughs of New York in addition to the foreclosure information.
For professionals who wish to contact the distressed property owners, we suggest the subscription for Excel, Wordperfect, or Text formats. These formats allow you to manipulate the data, rather than just print it out. For instance, with the Excel or Text formats you will be able to create a mail merge form and generate a direct mail advertising program.
Or, you can search our database.
WAYS YOU CAN USE OUR DATA

Once you choose which format fits your needs most, you can use our data in any number of ways.
If you wish to pursue a purchase before the property goes up for auction, you can contact the homeowner through direct mail solicitation or by knocking on their door. With a little time invested, you may also be able to get their telephone number.
You can contact the foreclosing bank to see if they are willing to sell you the underlying note at a discount.
Prior to going to an auction you can contact the foreclosing bank attorney to confirm that the auction will take place, and then go to the auction to bid.
